Contact Us What is a multiplex?

A multiplex is a residential property that contains two (duplex), three (triplex), or four (fourplex) separate dwelling units within a single building.

How do I know if I can build a multiplex on my property?

If your property falls within an R, RD, RS, RM, or RT zoning designation, you may be eligible to build a duplex, triplex, or fourplex. Existing homes can also be converted into two, three, or four units. We recommend checking the City of Toronto’s Interactive Zoning By-Law Map to confirm your zoning, or you can contact SL Designs for a professional assessment.

How many balconies or decks are allowed on a multiplex?

Each unit is permitted up to two balconies or decks—one at the front and one at the rear of the building. These must be located on the second storey or higher and must comply with zoning projection limits. Corner lots may also allow balconies on the side wall facing the street, subject to by-law requirements.

What if my multiplex or addition exceeds zoning regulations?

If your project involves a minor variance to zoning regulations, you’ll need to apply for a zoning review and obtain a Zoning Applicable Law Certificate. Additional approvals may be required through the Committee of Adjustment. SL Designs can guide you through this process.

Can I add a garden suite or laneway suite to a multiplex property?

Yes. In many cases, a multiplex property can also include an accessory dwelling unit such as a garden suite or laneway suite, provided certain regulations are met. Contact SL Designs and we’ll help evaluate your property’s eligibility.

Can multiplexes have multiple front entrances?

Yes, multiplex buildings are permitted to have multiple front entrances, as long as they comply with applicable zoning and building codes.

Without a qualified general contractor, construction projects carry significant financial, legal, and compliance risks.
